The application knows whether you are a manager or a contractor...
and makes different functions available to the user accordingly. For example a contractor will only see jobs they have been allocated as well as non-allocated jobs (possibly a quote is required) that they have the expertise to do. A manager on the other hand will have a ‘Sign Off as Complete’ button available to make job data disappear from plans (but not from the database).
Job Status
Is automatically allocated through the following stages as appropriate – Reported, Quoted, Scheduled (cyclic), Started, Finished, Complete (signed off) or Cancelled.
Symbols
Each group has just one ‘trade’ symbol. All trade symbols are available when plotting defects/jobs on plans. Choosing a symbol will fill the Contractors list with suitable contractors, one of which will be allocated the job.
Buildings are represented by a series of images linked together...
by drilldown symbols that allow the application users to identify the locations of all assets. The images can be CAD drawings, photos or scans of architects drawings, photographs (from a mobile phone) or digital schematics. Photographs and schematics work well for buildings where CAD drawings don’t exist. All images are automatically optimised for internet/website usage.
One Off Jobs v cyclic maintenance.
PropertyManagR allows for a mixture of one off jobs and cyclic jobs Cyclic maintenance is where a schedule is setup for a season (or year) with a defined frequency in days or months. New jobs are created (ie. appear on PropManagR) a number of days in advance of the next scheduled date.
Communication
Internal (and external) emails are used to communicate between Contractor and Property Manager.

Technical
PropertyManagR uses standard industrial strength, state of the art Microsoft technology including Asp.net 2.0, Internet Information Server 6 or 7, Ajax, XML, SQL Server 2005 – this guarantees future compatibility problems will be minimal. As PropertyManagR is a web application it is browser based and no software rollout is ever necessary. The system is available to authorised users from wherever there is an internet connection.
Statistics
Can be produced to show for instance the number of jobs carried out by building, by type/group, by contractor etc. Reliability of contractors can be shown once sufficient weight of data has accumulated.

Can be identified and monitored using PropertyManagR.
Emergency responses
Are given special priority. Just click the ‘Emergencies’ button and drill down to each individual job to print Job Sheet and respond. Contractors will additionally receive external emails telling them that an emergency needs their attention.
